The team at Custom On-Site Builders approaches custom home designs by considering your land, your lifestyle, and your priorities. For over thirty years, we’ve helped homeowners throughout Northern Colorado turn scattered ideas or a specific vision into a finished home that’s genuinely their own, backed by craftsmanship that’s earned recognition through the Parade of Homes and a loyal base of repeat clients.
How We Approach Custom Home Designs
Some homeowners come to us already knowing what they want down to the finish, while others have a general sense of style but no firm plan yet. Both starting points work well with our process. We spend time upfront understanding your goals, your budget range, and the realities of your specific site, including utility access, permitting, and any lot restrictions that could shape the design.
Because our design portfolio includes hundreds of home plans, clients rarely have to start from a blank page. Homeowners often mix and match elements from several designs, pulling a favorite layout from one and an exterior style from another until the plan feels distinctly theirs. Working through these options also helps clients build a clearer sense of what they want, which speeds up decisions once real construction planning begins.
Once the direction is set, we bring in architects and designers to firm up the details and establish pricing based on your actual site and specifications, not rough estimates.

Seeing Our Designs in Person
Plans and renderings only tell part of the story. We regularly invite prospective clients to our office and walk them through completed homes so they can experience the materials, finishes, and scale firsthand. Seeing our work in person tends to spark new ideas and gives homeowners more confidence in what’s possible for their own project.
If you already own a lot, we’ll design around it. If you’re still searching for the right property, our long-standing relationships across Northern Colorado’s real estate landscape can help point you in the right direction.
